Pre-design
Each project starts with a consultation. We explain fully how we work and the service you can expect, how fees are calculated, about the necessary Spanish bureaucratic processes and about timeframes. We discuss your requirements and initial ideas and your budget in order to recommend what your next steps should be.
Our architect will then visit your plot, or villa in the case of a refurbishment, to take reference photos and to consider any features that could impact the future design.
We will make enquiries with the local authorities to cement the legality of your project, confirming planning permission requirements, permissible build area and any restrictions which could apply and which need to be known before your project begins.
Hereafter we are ready to present a proposal to you including outline budget and pre-planning requirements. You will also receive a comprehensive document explaining everything we have previously discussed and showing each step of the process, legal requirements and what you can expect to receive from us. We provide you a comprehensive contract which will be in Spanish and English.
Depending on your project, it may be necessary to carry out a topographical report which can be produced in-house. In some cases a geotechnical report will also be required prior to beginning design.
Design Stage
Based upon consultation with the architect and site visits, you will begin to see your project take shape via sketches, floor plans and basic 3D imagery. When you are happy with the design produced by the architect we will use more sophisticated 3D software and produce ‘photo like’ visual images to bring your project to life overlaid on actual photos of your plot.
The architect and design team will re-work the plan and visuals as necessary to ensure we arrive at a design that completely satisfies you.
Contruction Costs & Licenses
Upon agreement of the final architectural design we then submit plans to the local authority to secure initial planning permission; this stage is the Proyecto Básico.
The architect and design team will now take your project to a greater level of detail discussing elements such as fixtures and fittings, floor and wall finishes, window and door styles, lighting…every aspect of your project is covered to facilitate the production of a complete project specification necessary to produce an itemised final construction quote.
Once all aspects of the project have been specified we will submit the architectural design and supporting documentation to the Málaga College of Architects who have to approve and stamp all building projects. We will then submit the stamped project, Proyecto de Ejecución, to your local Ayuntamiento who may take anywhere between 3-6 months to issue the final license, depending on where you live.
